THE HOUSEBOAT CENTRE and NETWORK YACHT BROKERS DOVER are pleased to present this delightful and seaworthy little ship with character and plenty of deck-space, perfectly suitable for cruising or as a houseboat.
Built of larch on oak frames in Frazerburgh, Scotland by J Noble in 1969. She is 54ft long by 19ft beam with a draft of 8 ft 6” and weighs approx 58 tons laden.
As a Trawler, she was owned by the Sanderson family and operated out of Scarborough and Bridlington until she was sold in 2000, then professionally converted in Whitby specifically for the new owner and his partner (a retired marine surveyor) with one double-cabin and en-suite wash/shower and heads.
The large main saloon has bench seating for 4 and room for two additional comfortable chairs. A new “Reflex” diesel heater was installed in 2000 which has been retained as a feature and backup system for the diesel fired central heating system with radiators in each cabin (and wheel-house). The large galley was fitted with fridge, freezer, cooker, dishwasher with extensive miniature tiled worktops, sink and drainer. A bright and airy feel is provided by the large glass and teak canopy overhead, fitted with blinds for privacy. The boat is snug and warm in ice and snow and very economical on diesel and electricity.
At this time a new 3 phase 17.5KVA diesel generator was fitted to operate the electric winch and provide mains power for the all electric galley, power-points and water pumps (2 x 24 volt + 2 240 volt) when at anchor. All lighting is dual voltage (240/24Volt) and there is shore-power supply (both 32/16 Amp) for economy. An inverter is fitted to power the computer navigation when at sea and switch mode 50 amp battery charger supplies power to the batteries.
In 2004, Ocean Reward was sold . One of the main fuel tanks (2) was removed to create another cabin with single bunk and cupboards. The remaining tank provides an adequate working range of about 600 nautical miles @ 3.5 gallons per hour returning around 8 knots. The interior upholstery and carpets were replaced at this time and diesel fired central heating was installed with radiators to each cabin and wheelhouse, the boiler located in the engine room. Domestic batteries (2) were replaced in 2006 and the main engine batteries (2) in April 2007. A large capacity holding tank was fitted with electric evacuation pump and LED level indicators.
The rear wheel-house contains the original twin sea gas burners with pan retainers and a combined washer and dryer. The front wheel-house contains hydraulic steering, navigation computer with 15 inch LCD screen, 2 large radar units, 2 GPS satellite navigation systems, 2 VHF radios, 1 SS/band long range transceiver, 1 Navtex weather unit, hydraulic auto-pilot, controls for generator, search light, plotting table and six man life raft. An EPERB (satellite emergency beacon) with hydaulic release is fitted to the roof along with a multiple array of SSB, VHF and GPS receiver and satellite TV antenna.
The engine room contains a large little used six-cylinder 350 HP Cummins diesel engine NT855 (1999) fitted to a dual disc gearbox, the generator, inverter (2005), smoke and carbon monoxide alarms (2007), central heating boiler (2005), batteries, battery charger, water pumps, water cylinder, water tank, and storage.
Used as a home for 3 years in Ipswich, this boat is very comfortable and all equipment and fittings have been regularly maintained and replaced to keep the boat in first class condition. She has been successfully handled by husband and wife crew only on visits to the lakes and canals of Holland and has proved safe in all conditions.
After a survey and refit she she sailed to St Katharines Dock, London in 2008 where she is currently moored.
The boat retains it’s VAT zero rated status which is not payable for moorings and handling in most British Ports. In addition this allows replacement of safety and navigation equipment and certain components free of VAT. |

THE HOUSEBOAT CENTRE is pleased to present this extremely well converted cruising home in London Docklands, built in 1925 by Werfplaat van scheepswerf H. van Vlaardingen at Gouderak, a
village in South Holland 4 km southwest of Gouda on the river Hollandsche IJssel of riveted steel
as a Luxemotor cargo barge (or beurtschip). She was extensively reconstructed in 1997 to a very
high standard by a retired Rhine river pilot and given new hull, decks, superstructures and
engineering and converted for private cruising.
The present owners purchased her from the retired Rhine river pilot in 2001 and arranged for her
interior to be fully converted to a luxury live aboard barge, capable of navigating all the continental
European canals. The conversion work was undertaken at the Hunsfeldt Scheepswerk, Eemscanal,
Delfzijl in the Netherlands and included the fitting of a modern German integrated kitchen, with
Bosch dishwasher, bathroom, with bath and Bosch washing and drying machines, a combination
boiler and central heating system, new lighting, electrics and a maple wood floor throughout.
The re-building undertaken in 1997 included: re-plating of the bottom shell from stem to 4m
forward of the stern frame with 7mm thick plate 4m wide and new plate bottom frames; bottom
shell doubling at the bow and stern to just above the lower turn of the bilge; overplating for some
4m under the engine room, between the new bottom and the sternframe; new forepeak and forward
engine room bulkheads, with new attached water tank in the forepeak and new attached diesel tank
in the engine room; two 6.0mx0.15 bilge keels; and a new bulwark from stem to stern. Only 4m of
the bow and 4m of the stern remain original riveted structures, elsewhere she is a welded ship.
Her external livery is black anti-fouling, French navy blue hull, light blue decks and white hull and
wheel house sides. She has a typical plumb bow, semi-circular counter stern and a round bilge-flat
bottomed hull.
The mid-section, which houses the main cabin and kitchen, 2 bedrooms and the bathroom, are over
3.8m wide and 2.05m high as the cabin sides have been extended to the full beam of the barge. The
flat steel deck covering the mid section is 3.92m wide and over 11m long and provides an attractive
sundeck and dining area. The wheelhouse is inset to provide access to the sundeck and the foredeck.
The decks and superstructure were replaced in 1997 with well-supported structurally overbuilt 7mm
plate. The foredeck forms a well and has tubular drains in both aft corners. Access to the main cabin
is by way of an aluminium hatch over the companionway to the port side of the wheelhouse. A
second aluminium hatch, 1.03mx1.30m, located on the sundeck near the foredeck, over the bath
room in the forward part of the mid-section, provides useful access for large items
The sundeck is fitted with 0.9m high glavanised steel uprights supporting 45mm diameter stainless
steel tubular top rails and 20mm diameter stainless steel tubular lower rails. The uprights are fixed
by two bolts to upstands welded to the deck which enable the rails to be laid flat on the deck to
reduce air draft. The stern deck is fitted with fixed stanchions supporting stainless steel tubular top
and lower rails.
Six ecs Ventair low profile waterproof static ventilators are located either side of the sundeck to
ventilate the main cabin and bedrooms. Two motorised fans ventilate the bathroom and air is
extracted via two dorades located either side of the bathroom hatch.
Twin stainless steel bollards with stainless steel bar are mounted port and starboard forward on the
sundeck and either side of the wheelhouse on the stern deck. Single bollards are fitted port and
starboard at the rear of the sundeck and at the rear of the stern deck.
Access to the engine room is by way of an aluminium hatch to the rear of the wheelhouse. Three
raised stern deck ventilators feed the engine room.
There is a flat blade rudder on a 60mm bar stock stiffened by flat bar and round bar and rudder
stops fitted allowing the rudder to go 900 either side of centre. A rudder indicated is located at the
rear of the stern deck.
The lower section of the wheelhouse is of steel plate with a split aluminium “stable” door. The
upper section of the wheelhouse is built of box form aluminium alloy with sealed double glazed
windows on all sides providing 3600 all round vision and an aluminium roof. The upper section is
located on vertical bars supported by 6 wires, which are controlled by an hydraulic ram to raise and
lower the wheelhouse some 0.45m to reduce air draft from 3.15m to 2.70m. The roof of the
wheelhouse is fitted with a skylight hatch.
The bathroom potholes are bronze with glass windows and the main cabin and bedroom windows
are toughened glass in aluminium alloy frames, some fixed, some opening.
Engineering
The engine, installed in 1997, is an MY 6R183AA32 based on the Mercedes Benz OM447 200hp
six cylinder, grid water cooled, diesel engine producing 147kw at 1,900 rpm and has done 1,786
hours. The engine has a Twin Disc M5091 reduction gearbox, ratio 2.95:1, driving a 100mm
diameter shaft and sterngear.
The engine and gearbox are flexibly mounted on six mounts. Cooling is by recessed grid radiator
beneath the hull. Its exhaust system has a hospital silencer and is fully lagged throughout. The
engine has remote engine controls and 24v, 120 Ah starting batteries with their own dedicated
Mobitronic automatic battery charger.
There is a hydraulic pump mounted on substantial transverse brackets forward of the engine, which
is driven via a flexible coupling off a forward shaft. The hydraulic reservoir is located on the port
side of the engine room.
A stuffing box, stern tube and grease lubricated stern bearing support the 100mm stainless steel
propeller shaft driving a 34” diameter, four blade, high blade area, right hand bronze propeller.
A 16 kVA mecca alte three-phase 400/230v alternator is powered by a KHD Deutz F3 16kw at
1,500rpm air-cooled diesel engine, which has done 457 hours. The diesel generator has its own 12v,
120Ah starting battery and isolation switch.
Electrical
The barge has both 24v and 240v AC electrical systems.
The house battery bank has four heavy-duty 12v, 120Ah batteries providing domestic power. They
are connected to a Mastervolt 24/1500 inverter and 24/50 battery charger. There is a fused system
for the 24v DC household network connected to a series of 24v DC circuit breakers all of which are
labelled and are located to the starboard of the of the ship’s wheel in the wheelhouse. The 240v AC
network is powered from a 32 Amp shore power connection and the onboard diesel generator,
through a phase splitter. There is a 240v circuit breaker box with all circuits labelled on the
starboard side of the engine room.
Utilities
The water tank is a substantial integral tank made from 10mm plate projecting forward from the
forepeak bulkhead. It has a capacity of some 7 tonnes. Water is feed to a Danfoss pressuriser driven
by a 24v 250w electric motor and distributed under pressure throughout the barge.
Kitchen waste-water and bathroom waste-water are pumped through separate systems by SFA
Sanivite 3 pumps. The lavatory is connected to a 350 litre black water tank with a Homa
submersible pump connected to an outlet in the forepeak with values to switch from deck pump-out
or sea pump out.
Two propane gas bottles are located in a recessed, drained locker inset in the forward starboard side
of the wheelhouse. An isolation tap is accessible through an aperture in the steel work. The pipe
from the locker to the kitchen has a gas tester installed by the companionway hatch.
Heating and hot water are provided by an electronically controlled diesel fired ACV combination
boiler located on the starboard side of the engine room. There are seven radiators throughout the
barge, one each in the bathroom, each bedroom, the wheelhouse and the engine room and two in the
main cabin. The controller is located in the main cabin.
There is a 1800 litre fuel tank for diesel made from 10mm plate projecting from the engine room
bulkhead, which feeds the engine, the diesel generator and the central heating/hot water system. The
diesel filler tube is located forward of the stern deck on the starboard side of the wheelhouse, next
to the step to the sundeck.
Ground Tackle
A single Dutch barge anchor is fitted into the hawse pipe to port forward and raised and lowered by
a manual barge winch mounted on the foredeck. The chain is laid into a plastic barrel in the
forepeak.
Interior
The interior is well constructed in plywood and timber with solid mahogany doors and door
surrounds and maple flooring throughout.
There is an integral U-shaped, German made, designer kitchen at the rear end of the main cabin
with white ceramic sink, full height pullout rack storage, carousel corner units, and a range of
storage both under the continuous work surface and in wall hung units. The equipment includes a
tall, built in Bosch fridge, a LG combination microwave/convection oven, a glass top Zanussi four
ring gas hob, a Bosch extractor, a slimline Bosch dishwasher, under unit downlights and end unit
bookshelves.
From the main cabin, there is corridor access to two double cabins each with two built in wardrobes
and under bed storage. One bedroom has bookshelves over the bed head and the other has
additional built in cupboards.
The bathroom is situated to the front of the boat and has units which are of the same make and
colour as those in the kitchen. It has a Bosch washing machine, laundry basket and drawers built
under the work surface with a white, ceramic Villeroy and Boch basin under the contemporary
Spanish designed mirror. The Bosch dryer is fitted into an airing cupboard with wire drawers for
linen storage. The bath is steel with a Hans Grohe shower unit and a glass shower door. The
ceramic lavatory is wall hung.
Many of the fixtures, fittings, furniture, soft furnishings, spare parts and tools, including a Philippe
Starck mirror in the main cabin and Espejo Mirallmar mirrors in the bathroom are included within
the sale. |

She has been cut down to 30 meter to pass through the French and Belgian inland waterways for barge canal cruises and trips down to the Midi. The last major refit was done in 1991. Last survey May 2010.
Current mooring fees are very reasonable. There is 150 m² living area mostly on one level, with solid teak floor throughout. Owned electricity supply, 2 BT phone lines. Broadband, satellite TV. Postcode registered. For heating there is an efficient wood burner and electric heaters. She has been designed to offer the largest living space with high ceilings, skylights, portholes and windows, letting in plenty of light throughout. Access is down a large gated driveway with ample parking.
Situated in quiet Kent tidal countryside mooring and in a great position for commuting. The Houseboat is close to High Speed Rail, both domestic and international as well as local shops and amenaties. Ashford or Ebbsfleet International stations are a 40 minute drive for Eurostar to Paris, Brussels and Lille. Domestic mainline rail station (with free parking) 10 minutes away for London Victoria (1h 26 min) or High Speed Southestern service to London St Pancras (1h 08 min). Main Kent Cities, Canterbury and Maidstone 30 - 40 minute drive. M2 15 mins/M20 20 mins. It is also only 1 hr 01 min away from Stratford International for the 2012 Olympic Stadium.
