Houseboat Ralphy is a Luxury widebeam 70ft x12.6 custom built residential boathouse just turned 1 year old with one owner. 


She's sat on the tidal creek at St Osyth which is a working boatyard and has the end mooring so you have incredible views down the creek surrounded by countryside.


Being a static houseboat she has no engine but has a full engine bay to accomodate one which can be fitted on the boatyard if you wanted to moor elswhere. Also you have the option of tugging her to Bradwell where she can be lifted out and onto a lorry to whatever destination you choose with a cost of aproximately 2.500 to 3000.


Double doors with sliding hatch leads down into the high spec galley which has an oak floor and  fitted blinds. Also fitted with a hatch, two outward opening shutters used for feeding the ducks and swans. Fully fitted with intergrated full size fridge and full size freezer..washing machine..dishwasher ..oven and grill plus microwave oven. The middle island has a Smeg hob with wok burner and extracter above. The island has an in built wine rack and sliding bin plus enough room for seated dining. Stools not included.


Large open space saloon carpeted with lots of room for loose furniture.Included in sale is the brown two seater sofa. A beautiful large skylight opens up the whole living space allowing the sun to flood the room making it feel light and airy. TV connections included. 


Off from the hallway is a double bedroom, photo shows a king size bed with screen wardrobe and cabinets which can be included in the sale. 


Next is the custom built bathroom which has a chrome radiator, modern porcelain sink with a lot of storage cupboards also large double doors cupboard opposite the shower for even more storage. Beautiful very large shower with mixer controls. Macerator pump out toilet and also fitted with a black water overboard discharge.


At the end of the hallway is the spacious master bedroom/studio fitted with a brand new carpet. Double doors open out onto the bow with  custom built side windows which you don't usually have as standard. They really open up the space giving you a superb view. The bow has enough room for a small table and chairs and has more storage space in the hatch. Bow has horn and ariel connector.


Central heating throughout from a Thermo pro 90 kw Webasto heating system which will still be under warranty for 1 year from March 21..it heats five large radiators and a towel rail in the bathroom. 


Double glazing on all windows including the portholes and insulated throughout.


Outside rear deck is the largest sqaure stern available and is completely clear for loose outside furniture bbq etc. There are two housing lockers which can be used for extra seating. One of the lockers contains 2x 13kg gas bottles for cooking and the other is empty for more storage. 


The exterior finish was painted with a three paint  colour scheme in traditional blue torqoise and cream. The boat has been been saltwater protected and has anodes and full fender kit.


She comes with the owners manual which includes everything you need to know about the running and maintainance of the boat.


Scenic walks surround the creek including a nature reserve and also a 50 minute walk straight from the boat to the beach at Point clear or Kayak from the  boat if you fancy a miander around the winding creek to the open sea. You can also get a ferry over to Brightlinsea and Mersea Island from Point clear beach. Also a short drive takes you to St Osyth beach. The wave waterpark is opposite the boatyard and you also have the historic Priory. 
15 minutes to Clacton
25 minutes to Colchester
St Osyth has the least rainfall in the country with the most stunning sunsets.


The mooring is tidal at the creek. You are not purchasing the mooring with the sale of the boat but will be renting it from the owners of the boatyard which is £214 a month including water. The electric is metered which you purchase cards for. You will pay council tax as it's residential and there's recycling collections. A water tap is fitted just off from the stern which fills the 575 litre water tank.
